How long are your typical leases?

           Initially we ask for a year lease, then month to month from that point forward.

 

Do you require a notice before I move out?

         Yes, we require a 30-day notice. 

 

What utilities do I pay for?

         Unless noted otherwise, you will be responsible for all utilities and lawn care

 

What is your pet policy?

         In most cases, we allow pets with a $200 deposit

 

Can I pay my rent online?

         Yes! We accept ACH and Credit/Debit cards (Fees vary by method used)

 

How do I submit a maintenance request?

         You can do that through this portal, or text/call Rachel at 316-733-6205

 

Can I split up the deposit?

         In most cases, yes. We ask for half when you sign the contract and half within 30 days of move in.

 

How much do I have to pay to move in?

          In most cases we prorate the rent so you can move in before the first of the month. You will also have to pay at least half the deposit before you can move in. We will give you the amount once a move in day has been selected.

 

Do you require a credit check?

         No, we do not run a credit check, but we do run a criminal background check.

 

How much is the application fee?

        $20 per adult that will sign the contract

 

When does the late fee start for rent? How much is it?

        Unless rent is paid by the 5th of the month, a $30 per occurrence is added on the 6th.  In addition, there is a $5 per day fee from the 7th forward until rent is paid in full.
